MYTH: Listing high and coming down is a good strategy
o Buster: Multiple price decreases and lengthy “days on market” make buyers, AND agents wonder “What’s wrong with that house? Why hasn’t it sold already?” Especially in a strong seller’s market where well-maintained houses are flying off the shelves at record speed.
o Houses that are “mov
e in ready” – without updates, but very well-maintained sell nearly as fast as their updated counterparts, they just sell for less to make room for new buyers to put their own personal touches on the home and update without pricing themselves out of the market.
MYTH: Your house should be updated before you sell
o Buster: If the home is well maintained but not up to current trend it’s not a turn off to buyers, actually these homes appeal to a larger market because they allow buyers to personalize their purchase to match their style. Not to mention because there is such a demand for these houses due to the fix and flip trends on HGTV and DiY networks, when you list an outdated but well-maintained house correctly, you likely will receive more offers which drives up the price so you may actually still receive a return on the investment you never made by not updating the house.
