It's still safe to sell


From an investment standpoint, the market in DFW is still so strong. Granted, we are no longer seeing 20-30 offers on a house, but many are still receiving 5 or more which means the competition is still out there.


I also think it’s important to note that on the buying side after you sell, the appraiser’s have really helped keep inflation under control over the last couple months. So if you want to sell but are fearful of buying a home for more than it’s worth, make sure you get an appraisal even if the bank doesn’t require it or you’re paying cash. If it's low renegotiate or cancel (as long as you submitted and appraisal waiver).


One last thing to keep in mind – land is finite.

Supply and demand tells us that the value of real estate will continue to climb as the population on the earth grows. When you buy property with the intention of holding on to it long term, you’ll never lose. You only lose if you sell when the market is down and no good agent would advise you to do that unless there were extenuating circumstances, which no one can predict.
