Cost to work with a Realtor

This is a question I get asked a lot, and most people are surprised by the answer. Typically this question comes up as more of an objection to using a real estate agent to help you find the house you are looking for. After all, you're already looking online, you know what you want and you're pre-approved, all you need it someone to open that silly door so you can see it for yourself! I understand not wanting to pay someone just to open a door, that seems ridiculous!


Here is what you may not know: working with a buyers agent IS FREE!!! It costs you exactly $O dollars to work with me when you are looking for your next home or your first one!

How is this possible? you might ask. Keep reading... The seller of the home pays the listing agent to do a lot of things I'll tell you about in another post and the listing agent, actually pays ME if I am able to bring his seller a buyer with an offer they accept! You see, listing agents need buyers agents and the prefer to work with agents over buyers without representation for a couple reasons.

  1. Listing agents are legally bound fiduciaries for the seller. Meaning they MUST operate in the sellers best interest. Legally they cannot give you advice even if they really want to and sometimes they falter because every agent wants to help people, it's in our nature. This can cost us our license.

  2. The transaction goes much smoother. As a buyers agent I know who to talk to and when. I understand what sellers are looking for and can write winning offers in minutes and deliver them to the sellers on your behalf. I have an arsenal of contractors in my rolodex that I can call on at a moments notice to serve you the buyer. Some can be on property THE SAME DAY.

    1. When the agent knows there is a professional on the other side, they know that when a kink comes up (you read that right, it's when, not if) the kink will be straightened out, or negotiated into a non-issue much faster than with a novice buyer.
